Most building horror stories start long before the build.

You've probably heard one. Maybe you've lived one. The budget that blew out halfway through. The builder who stopped returning calls. The job that sat half-finished while the money ran out. They rarely come from one bad day on site. They come from early decisions made without a builder in the room, and a builder picked because his number was the lowest. Half an hour with the person who'd actually build it is the easiest way to keep your project out of that story.

At concept stage, changing your mind costs a conversation. Once the plans are drawn, engineered and consented, the same change means redrawing, re-engineering and sometimes going back to council.

Every step you take without a builder makes changes slower and dearer. The earlier we talk, the more you can still move.

Common beliefs

Three things people believe that cost them later

"Three quotes will protect me."

Three prices on the same plans tell you who's cheapest today. They don't tell you who'll still be on budget at handover. The lowest number is often just the one with the most left out.

"A fixed price means certainty."

A fixed price is only as certain as what's in it. Low allowances and gaps in the plans come back later as variations, usually when you've got the least room to move.

"I need finished plans before I talk to a builder."

By then the expensive decisions are already made. Bringing a builder in early keeps the design buildable and the budget honest, with your architect, not instead of them.

A Category B listed church from 1900, empty for 15 years, converted into four apartments with Gel Architects. Around 240 steel beams brought it up to a 75% seismic rating, and the original kauri lining was catalogued and put back where it came from.

What started as a leaking membrane roof became a full roof restructure, new skylights, new insulation throughout and a switch from gas to fully electric, once we found what was underneath.

I'm Jackson Wall, the builder behind JW Build Group and a Licensed Building Practitioner. I take on a small number of projects at a time so I can be on site and run them properly, and you'll have my number the whole way through. I'll tell you straight if a design is going to blow your budget. I'll work alongside your architect, not around them. And if your project isn't right for us, I'll tell you that too. I'd rather say no early than let you down later.
